Here’s something that surprises a lot of first-time founders: to register a company in Singapore, you don’t need a lease. You don’t need a desk, a signed tenancy agreement, or even a physical room anywhere. What ACRA (the agency that registers every company in Singapore) actually needs is just one thing — a registered address they can send official mail to. That’s it. And that single requirement is exactly what a virtual office is built to solve.

The one rule that actually matters

Every Singapore company needs a registered office address on file with ACRA — a Singapore address that’s accessible and able to receive official notices. It does not have to be where your team actually works. A company can be legally registered at an address in Raffles Place while its founder runs the whole business from a laptop in a different part of the city, or a different country entirely.

There’s also a fresh update worth knowing: as of 6 May 2026, under the Corporate and Accounting Laws (Amendment) Act 2025, the old rule requiring a registered office to keep fixed public opening hours was scrapped. Companies now set their own hours — they just need to make records available for inspection with reasonable notice. One more sign that the rules are built around flexibility, not forcing founders into office space they don’t need yet.

The short version: ACRA needs a real, reachable Singapore address on file. It doesn’t need to be your office. A virtual office service is purpose-built to meet exactly this requirement — legally, cleanly, and without you signing a single lease.

Home address vs. virtual office: which one actually protects you?

Some founders default to using their home address, since it’s free and already exists. It’s technically allowed for HDB flats and some private properties, through HDB or URA’s Home Office Scheme — but it comes with strings attached: no signage, no walk-in customers, only certain dwelling types qualify, and you’re capped at two non-resident employees.

Here’s the part most founders don’t realise until it’s too late: the moment your registered address is filed with ACRA, it becomes part of the public company register — searchable by anyone, forever. Use your home address, and your residential location is now public information. That’s an open door to unsolicited mail, cold calls, and random visitors, not exactly what you want as a new company owner.

Your 3-step setup checklist

1. Secure your registered address first. Sign up with a virtual office provider before you file anything — you’ll need the address on hand the moment you start your ACRA registration.

2. Line up your director and secretary. Singapore companies need at least one director who is a citizen, PR, or valid pass holder based here, plus a company secretary appointed within 6 months of incorporation. Many founders sort both of these out through the same provider handling their registered address.

3. File through BizFile+ with your documents in order. With your address and appointments confirmed, you’ll file your incorporation details along with the proper supporting documents (identification, consent forms, company constitution, and so on) — having these ready and correct upfront is what actually keeps things moving. There’s a S$300 filing fee, and while many straightforward applications are processed quickly, ACRA can pull any application for further review, so it’s worth treating “quick” as the best case, not the guarantee.

The takeaway: you can build a fully legitimate, ACRA-compliant Singapore company without ever signing a lease. The address requirement exists to make sure your company can be reached — not to force you into office space you don’t need on day one.
